Cascade is the lower of the two, hugging the creek floor where the Pikes Peak Cog Railway once ran and the historic Pikes Peak Highway entrance still operates. Chipita Park sits up the north hillside, a 1920s summer-cabin colony that gradually converted to year-round residences as Colorado Springs grew. Total combined population is under 2,000, and the housing pattern blends rustic 1920s-50s creekside cabins with custom mountain-modern builds tucked into the timber above.

This is a canyon microclimate. The Ute Pass funnel concentrates wind out of the west, dumps snow into the creek bottoms, and creates cold-air drainage that puts Cascade routinely 8-12 degrees colder than downtown Colorado Springs on winter mornings. Older creek-side cabins with original single-pane double-hung wood windows or 1960s-70s aluminum sliders are the dominant problem here, often paired with log or board-and-batten walls that have minimal insulation in the framing cavities. New owners tend to discover the magnitude of the window heat loss the first January they spend in the cabin.
