Most homes here were built between 2001 and 2010 by regional production builders including Classic Homes, Richmond American, and Saint Aubyn, sitting at roughly 6,800 feet elevation on the rolling terrain above Cottonwood Creek.

The dominant housing pattern in Chapel Ridge is the 2,200 to 3,000 square foot two-story with stucco-and-stone exteriors and the open great-room plans that defined production builds of that decade. Builder-grade vinyl double-hung windows went into most of these homes, typically with a clear or basic Low-E glass package and argon fill. At 15 to 20 years old, those original IGUs are now at the front edge of the failure curve.
